Education & Best Practices

Almost every day, on the thousands of Facebook Community Pages throughout North America, someone posts a request for a recommendation. Often, it’s a local resident looking for a home-related project professional, such as a contractor, cleaner, repair service, or… real estate agent.

In fact, “Does anyone know a good real estate agent?” is one of the more common types of recommendation-seeking posts on Community Pages.

So how do you tap into this source of real estate referrals? Here are a few ideas.

  1. Find out if there is a Facebook Community Page for a neighbourhood you’re targeting Do a search for that area on Facebook or ask a local client or prospect. (This is particularly important if you work a real estate geographic farm.)
  2. If there is an existing Community Page, join it Then post a greeting stating that you’re looking forward to being a group member. Point out that you’re active in the community as a real estate agent.
  3. Follow the rules! Often, the Community Page administrator—typically a local resident—will publish a list of rules for new members, such as “No promotional posts.” Follow the rules! Be a good Community Page citizen.
  4. If there isn’t an existing page for the community, consider creating one yourself That would make you the group administrator, but later on, you can assign that role to any member. (Facebook walks you through how to set up a page here.)
  5. Avoid hard-pitching your services That sends the wrong message and will be a turn-off for members. You might even get booted off the group! Instead, position yourself as a resource. You’re there to help your fellow members with their questions.
  6. Check-in with the Community Page regularly, at least once a week Pay particular attention to members’ posts asking questions you can answer or seeking advice where you can be of help.
  7. If the Community Page rules permit, post helpful updates from your blog or geographic farming newsletter That is a proven real estate social media marketing tactic for generating real estate leads. It also further positions you as a helpful resource for the community.
  8. Make sure your Facebook profile is up-to-date Double check that you have your name, contact information, and other details about your business. Facebook Community members are likely to check out your profile, so you want to make it easy for them to know what you’re all about and contact you.

Being active on Facebook Community pages aligns perfectly with the relationship marketing approach that works so well for our thousands of clients. By staying in touch with past clients and geographic farming prospects in the right ways, you build those relationships. As a result, more and more real estate leads and referrals come your way each year.
